1) Since Gramercy is just in the early stages of construction, prices of its units are still low. But because of the price increases due to inflation, peso depreciation, rising costs of construction materials and a host of other reasons, prices will definitely be much higher once Gramercy is completed. The price increases varies from 2 to 3% (or even higher) every three months. Which means that if you buy a Gramercy unit now, you will be gaining a high return-on-investment profit of about 35 to 50% by the time Gramercy is completed, because of the price increases from this factor alone!
2) Aside from the return-on-investment profit that will be gained from the price increases, you may also earn more by having your Gramercy unit rented out once it is completed. The monthly rental rate of a Gramercy unit is 1.50 % of its prevailing market price. Recently, I made a research on the monthly rental rates of condos of other condominium developers and I found out that the highest monthly rental fee that their condo can demand for is only 1.10 % of their condo's prevailing market price.

7) Gramercy is located in an area that has a high growth potential because that place (the Kalayaan Avenue-near-Makati Avenue area) is fast experiencing many developments. Because of the extremely high prices of lots in the Makati Central Business District (the Ayala Avenue and Gil Puyat Avenue areas), many condominium and building developers are moving their projects to the Kalayaan Avenue-near-Makati Avenue area. Another reason why many building developers prefer the Kalayaan Avenue-near-Makati Avenue area is because of its proximity and accessibility to the Makati Central Business District and at the same time with E. de los Santos Avenue , unlike the Fort Bonifacio and Rockwell Center areas. And because of this situation, lands in the Kalayaan Avenue-near-Makati Avenue area will rise to a much higher land classification as the years pass by and as the many developments pour in that area. Thus, lots in this area may double in price in just 2 to 5 years. And as the price of the
Gramercy land doubles in value, the market price of every Gramercy unit will also get much higher correspondingly.
8) When you buy a condo from other condo builders, the price may have been corruptly manipulated by their sales officer since they do not have a solid basis for their prices. This is because other condo builders & their sales officers rely only on printed information (which can be easily tampered and changed) for their prices.
