During these hard times brought about by the global financial crisis, we must always make sure that we are placing our hard-earned money at the proper venue. Real estate is always the best choice because as we all know it is the best hedge against inflation. This is true because there are some real estate properties that grow in value, and at the same time produce income for its owner, as time passes by. But on the other hand, there are some real estate properties that may even bring us losses because they simply don't have the necessary virtues. So to make sure that our real estate investment is maximized, we must always check if it has a high growth potential and a high capacity to produce income for us.
The following will explain why Knightsbridge's condo units have that high growth potential and high capacity to produce more income:
1) Ever since Knightsbridge was launched on May 2008, it already had a 24% price increase. While it is still in the construction stage till June 2013, there will still be more price increases brought about by the rising costs of construction materials, zonal & land appreciation, increased tax rates, and others. At the present rate, the next price increases may average by 15 to 25% annually. So if you will invest on a Knightsbridge unit today, the return-on-investment profit that you may gain from this factor may be about 68 to 110% by the time Knightsbridge is completed on June 2013.
2) Upon its completion on June 2013, you will still gain more return-on-investment profits if ever you will decide to have your Knightsbridge unit rented out. The usual rental rate per month for a Century Properties condo is 1.5% of its current market value. But this rental rate may even go to as high as 2 to 3% should the association of Knightsbridge owners who have their units rented out decide to have their condos converted into condotel units. So with this rental income, a Knightsbridge unit owner is guaranteed to gain more return-on-investment profits of about 18 to 36% annually.
3) Aside from the rental income, there are still more return-on-investment profits to be gained after Knightsbridge is completed on June 2013. As we all know, a real estate property increases its value as time passes by. This happens because of inflation, zonal & land appreciation, increased tax rates and others and they usually average by about 8 to 15% annually. With other condos however, their value may even depreciate as time passes by because many of them do not have properties management. But since Century Properties is the country's leader in properties management, Knightsbridge investors are assured that the high qualities of their Knightsbridge units will always be intact and thus they will always appreciate in value as the years pass by. Significantly, Knightsbridge is located in a fast-growing area (Many condo and building developers are choosing the Kalayaan Avenue area over the lands in Makati Central Business District and similar areas because of their extremely high prices. And since most of these expensive lands have already reached their peak value or near peak value, their value appreciation will only be minimal and maybe, may even go down.). Since it is a fast-growing area, prices of land in that place may double in just 4 to 6 years. And correspondingly, Knightsbridge units would increase in value. Thus from this factor, Knightsbridge investors can expect another return-on-investment profit of about 12 to 24% annually.
4) Even as early as the day as the Knightsbridge investor is making his/her first payment, they are already earning a big return-on-investment profit because of the many discount packages available for Knightsbridge buyers. For example, if a Knightsbridge buyer is paying in cash, the discount will be 15.8%.
5) Summing up the different return-on-investment profits from items # 1 to 4, a Knightsbridge investor of today will be earning a total of 250 to 450% return-on-investment profit after 10 years.
And the great thing about this all is Knightsbridge investors need not spend any effort to earn this much money, leaving them more time for more investment endeavors.
